What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate (EPC) is a legal document that provides information about a property's energy efficiency. It rates properties from A (most efficient) to G (least efficient) and is required by law when selling or renting a property in the UK. EPCs are valid for 10 years and provide valuable insights into your home's energy consumption and potential cost savings.

Why Check Your EPC?

  • Understand your property's energy efficiency rating
  • Identify potential energy cost savings
  • Plan home improvements for better efficiency
  • Comply with legal requirements for selling/renting
  • Reduce your carbon footprint

What Information Does an EPC Show?

  • Current energy efficiency rating (A-G)
  • Potential rating after improvements
  • Estimated energy costs
  • Carbon dioxide emissions
  • Recommended improvements

Benefits of a High EPC Rating

  • Lower energy bills and running costs
  • Increased property value
  • Reduced environmental impact
  • Better marketability when selling
  • Compliance with future regulations

Common EPC Improvements

  • Cavity wall insulation
  • Loft insulation
  • Double glazing
  • Boiler replacement
  • Renewable energy systems

Legal Requirements

EPCs are mandatory in the UK for properties being sold or rented. Since April 2018, landlords cannot rent out properties with an EPC rating below E unless they have a valid exemption. From 2025, this minimum requirement will increase to C for new tenancies.

For Sellers: Must provide an EPC when marketing a property
For Landlords: Must provide EPC to tenants before they move in
